Landlord Home Emergency Insurance is an essential insurance that takes the stress out of emergencies for landlords in their rented properties.
Most landlords have received a panicked call from a tenant at some point and understand how important it is to get a trades person to the property ASAP to prevent further, unnecessary damage as well as ensuring their tenant(s) are safe and comfortable.
To put it into perspective; according to British Gas, boiler breakdowns top their list of winter woes (37%), closely followed by blocked drains (30%) and then electrical faults (21%), costing an average of £542 to fix the problem and repair the damage. With our Landlord Home Emergency Cover we will assist you with the following:
- Plumbing and Drainage
We will assist you to stop the emergency which has arisen, from the sudden and unexpected failure of or damage to the plumbing or drainage system within the property – which has or may result in internal water leakage, ﬂooding or water damage to the rental.
- Electricity Supply
We will assist you in restoring the electricity system to the property following an emergency arising from the sudden, unexpected and complete failure of the electricity system in the rental.
We will assist you in making the home secure following an emergency arising from the sudden and unexpected failure of or damage to external locks, ﬁtted to doors and windows where the failure or damage renders the buy-to-let unsafe or insecure.
- Primary Heating System
We will assist you in restoring the heating and / or hot water to the property following an emergency arising from the sudden and unexpected complete failure of the Primary Heating System. Where a boiler is deemed beyond economical repair we will replace the boiler if it is 5 years old or less at the time of the claim. If the cost of the boiler is over the claim limit of the policy (£1,000) then we will make a payment to you of £1,000.00 instead. If the boiler is over ﬁve years old at the time of the claim we will contribute £200 towards the cost of a replacement. We will not re-attend to the boiler until you have conﬁrmed it has been replaced.
- Rooﬁng damage due to bad weather conditions or falling trees or branches.
- Alternative accommodation.
Where Your Home is declared unsafe we will provide a contribution of up to £250 towards hotel room (only) costs, for up to 48 hours.
- Cooker / Oven
We will assist you to restore a means of heating and preparing food within the property following an emergency arising from the sudden, unexpected and complete failure of the permanently-installed cooking system.
- Water Supply
We will assist you to restore the water supply following a sudden unexpected leakage, collapse or blockage of the mains water supply pipe connecting the main stopcock in your buy-to-let to the point where it is connected to the public or shared water supply pipe within the boundary of the rental, provided you have sole responsibility for this.
- Gas Supply
We will assist you to restore the gas supply following a sudden and unexpected failure of the internal gas supply from the meter to the gas appliance.
- Pest Infestation
We will remove and control the pest infestation. Pests are deﬁned as brown or black rats, house or ﬁeld mice in the main dwelling of your buy-to-let property (including an attached garage or outbuilding) and wasps or hornet’s nests in the main dwelling of the property or garden.
Annual Gas Safety Certificate.
The home emergency insurance provider will provide the policyholder with a gas Safety Certificates (CP12) in respect of 1 appliance in the property
